Roof Certifications
If you are looking to buy or sell a home, one of the things that you should take a look at it the roof. Not a lot of people will look at the roof as a major concern especially if it looks good and there are no holes or missing pieces. Dallas Roofing does recommend that you do a Roof Certification, and we have a qualified inspector that can work with you to find out if the roof is really up to par. Don't confuse a Home Inspection and a Roof Inspection, they are two different inspections. Home Inspectors will not climb up on the roof to see exactly what is going on up there. Roof Inspectors will go on the roof and create a report based on the following criteria
· Possible Movement
· Conditions of the Roofing Materials
· Inspection of the Ridges, Caps and Drains
· The Integrity of the Drains, Gutters and even the Downspouts
· They will look for Flashing around the Roof Pipes, Vents, HVAC units if any and Chimneys.
By looking at these things a roof inspector can actually determine how old the roof is and if the roof does not need repairs then they will give the roof a passing report. The certification is actually good for 2 to 5 years. If the roof does in fact need repairs then the repairs must be completed before a roof certification will be given. At this point you may want to make the necessary repairs or replace the roof depending on how bad it actually is. You can choose from a list of popular roofing materials.
